What is the difference between a Buyers’ Agent and a selling agent?

By retaining Discount Real Estate as your exclusive licensed real estate Buyers’ Agent, you can rest assured we are working for you, exclusively for you, the buyer, a full 100%. 

 

Selling agents represent the interests of the seller and are therefore unable to give you impartial advice that is in your best interests.  Ethically, they are bound to try to sell the property for the highest possible price; your goal is to buy it for the lowest possible price.

 

As much as a selling agent may want to help broker the best deal for all parties, they are paid by the seller and must act in the seller’s best interests. As a buyer you shouldn’t expect too much help from the selling agents beyond a basic level of customer care. This is why you should insist upon your own professional representation.


I'm not saying selling agents are immoral or unethical in any way.  But put quite simply, they are NOT working for you. They are working for the seller. Which is fine, but... who then is working for you? 

 

How long will it take Discount Real Estate to find me a property?

Due to how we source properties and the number of developers and agents that contact us first when they want to move something in a hurry, we may in all likelihood have something on file as soon as you join. If that happens not to be the case then expect an average of three to four weeks. The may of course vary a little depending upon your specific requirements

 

Because we find deals where the vendor needs to move something quickly, to ensure you get the best opportunity to gain the largest possible discount it is imperative that your finance is in place so we can offer fast settlement as a "sweetner" to the vendor.

 

On any given day, there must be many people that buy property without the help of a Buyers’ Agent, so what sort of reason would explain why we might need help from you?

There's a whole range of reasons why buyers use buyers agents. But specifically why clients come to us is that we secure massive discounts for our clients at a rock bottom price. We are ethical, efficient and extremely effective.

 

If you get paid by commission, what incentive is there for you to obtain the lowest possible property price for me?

We don't - we ask for a fixed-rate, flat-fee, for our services - as the work involved for us in any one deal is much the same. (We operate on the KISS principle i.e. keep it simple stupid)!

 

In any case, as a client of Discount Real Estate, we have a legal obligation to represent your best interests.
